"The Herndon" Rendered by Carolina Olivares, Sam Hunick, and James Dillon Yeager III

The Herndon was conceived and designed in Dillon's The Business of Community Revitalization studio. In the studio Dillon and his team examined the rehabilitation of Sweet Auburn’s Atlanta Life Insurance Branch Office and the future new construction of the surrounding parcels. Located at the address 229 Auburn Avenue NE, the plans for a mixed-use development also include the surrounding block. Through initial real estate market research involving site analyses and mapping, and local socioeconomic demographics, the focus area can be understood with regard to its geographical context. From this analysis, low-income housing presented the best proposal for the neighborhood’s residents accompanied by leasable retail space. In addition, the development capitalizes on the area’s rich built and natural environment with a courtyard green space and open rooftop. Verified by exhaustive financial studies of the site’s iterative designs, the final pro forma ensures the development’s economic feasibility and long-term success. Besides emphasizing the goals and values of the community, the revitalization of the Insurance Office and the block on which it sits will strengthen Sweet Auburn’s identity in an appropriate context for both the current and future generations of Sweet Auburn residents.
